Striking lines and distinctive edges shape “The Terrace” building situated on the banks of the Spree. The dark, fenestrated facade is structured by silver bands of galvanised parapets. Each rental area has its own peripheral terrace where people can enjoy the bustle of the inner courtyard or the tranquillity of the side towards the River Spree.

The outside world enters into constant interaction with the interior through the full glazing of the facade and the transparency of the parapets. The floor of each rental area is finished in porcelain stoneware, and raw concrete on the walls and ceilings complements the muted colours of the concentrated work atmosphere. There are no switches thanks to digital building technology.

Uniqueness

Thousands of sensors in the building regulate everyday work and make time in the office both highly pleasant and highly efficient. Many of the building’s functions can be controlled using the in-house developed control app. Resources such as meeting rooms and parking spaces can also be booked via the app. The option of booking workstations is an advantage for tenants, because they have to provide fewer workstations than they have employees for example.

Full automation ensures ideal working conditions and ideally sets light, temperature or solar protection to the needs of each workstation. The building recognises people at the door via Bluetooth and recognises number plates for granting access to the underground car park.

Spaces

THE TERRACE is an eight-floor office building characterized by cantilevered balconies and terraces located directly by the river Spree in the center of Berlin. All 14 units are facing the water and the open green courtyard. The ground floor, including its riverside and courtyard terrace areas, provides 170 m² space for gastronomic and 360 m² space for commercial or retail usage. The seven remaining floors are mostly divided into two office units offering 240 m² -430 m² spaces and 180-degree panoramic views.

Location

THE TERRACE is located right in-between in Spreestadt Charlottenburg. The district is bounded in the north by the Spree and extends from Franklinstrasse in the west to the S-Bahn viaduct in the east. The southern boundry is formed by Strasse des 17. Juni and the Landwehr Canal. The suburban train station Tiergarten is only a 5-minute walk away. Bus lines run along Franklinstrasse or Bachstrasse. The Spreestadt Charlottenburg is a newly developed residential and commercial district that was created on a former industrial area of ​​the companies KPM and Siemens.

    The architectural ensemble of the four office buildings The Box, The Knee, The Brick and The Terrace on the banks of the Spree in Charlottenburg was officially opened on May 14th, 2022. The selected cultural program included numerous performances and installations by FRZNTE, Kolbeinn Hugi, Margarita Jimeno, Malakoff Kowalski, Roman Roth, Spazio Cura, Anna Maja Spiess and a piano concerto by Malakoff Kowalski.

    The weekend was curated by Marie-Therese Bruglacher. Particular attention was paid to the new smart building The Terrace, which has just been completed and made the eyes of architects and digital experts light up.

    Take off at the Spree – Rental of The Terrace has started

    After the covers dropped last summer, the meeting rooms with tinted glass walls are now installed on all floors, the last tiles are being laid and the outside area is taking shape. The name-giving terraces are finished. A few weeks from now the first tenants of Berlin’s brand-new smart office building will be able to move in.

    Our included interior design consultancy will help the tenants to exploit the space’s potential efficiently. Employees will be able to book their workstations individually via app. In times of a fluent home – office rotation it will be possible to track who is on site. This can be done with an app which has been especially developed for The Terrace. It substitutes keys in any forms as it regulates access to the building and the rental spaces.

    The recent experiences with the pandemic resulted in the wish to make a contact-free building possible. The confidence in the technology leads to a complete abandonment of all in house switches. Sensors in combination with the app control, monitor and manage all building related functions.

    With all its features the building is designed to realize an easy and efficient way of working. The optimal comfort temperature is regulated automatically, and ideal lighting is provided at the workplaces in use. With the automized and user-optimized control via app the tenants will be able to save up to 30% in energy. Resources are regulated where they are needed. Not only light, heating and cooling is controlled but also meeting rooms or underground parking can be booked via the ANH building app.

    The ingenious technology that keeps the building running represents the inner virtues and is yet invisible. The beauty of the building is characterized by its glass facade and a terrace around each of the 7 floors. Tenants will love the elegant stone floors in the rental areas, ranging from 240 m² to 780 m².

    The architectural planning includes a lighting concept with iconic pieces by Artemide and Tobias Grau which will be installed on all areas.

    The Terrace promises its tenants access to the surrounding terraces at almost any point in the office. The Spree-side view will overwhelm everyone and is hardly to find in any other office building in Berlin.

    Raw concrete, free pipes and construction dust are a rather unusual backdrop for a fashion label’s photo shoot. But with a spectacular architecture and a nearly finished building exciting motifs arise. Fashion store Melangence, tenant at ANH Hausbesitz, was looking for a modern, light-flooded location for their shooting of the upcoming collections of the various brands they distribute.

    The smart building THE TERRACE is currently in the phase of interior construction which provides an endless range of material for the photographers to work with. Fashion, construction, architecture and beauty – the perfect match for this project.

    On Friday 30th October 2020, The Terrace celebrated a quite different version of a roofing ceremony. After 11 months the first construction stage has been completed. Seven floors are now based on a total of 245 round supports. Due to COVID-19 there was no official celebration. Instead ANH invited the construction workers and the planning and project teams to have free food and drinks at Schmucks’ BBQ & Soulfood Food Truck at the site.

    The second construction phase now started with interior constructions and the external cladding involving no less than 2,700m² glass and 1 km of railings.

    The construction site of BERLIN RIVIERA will be the backdrop for a dance performance by the collective Young Boy Dancing Group. Despite Berlin’s urgent need for housing, the city only granted a permit for new office buildings instead of allowing to convert the former industrial zone into a residential area.

    Young Boy Dancing Group formed as a collective out of a Martha Graham summer workshop and has been working internationally with a changing cast since 2014. Their partly improvised, partly modularly structured performances sound out social conventions and heteronormative ideas of sexuality.
