It’s the year 2022. Technology is a vast, quiet element forming the seamless backbone of everyday life. The internet is a background utility, only noticeable when absent. The recent completion of THE TERRACE marked the leap into a new generation of work edifices along the banks of the Spree River.
Located at the BERLIN RIVIERA, an 8,500 m² ANH plot of land by the river Spree in Charlottenburg, THE TERRACE consists of seven upper floors with a gastronomic use on the ground floor. The design of the building is characterised by generously projecting balcony and terrace areas whose parapets and soffits are clad with galvanised steel. The fully glazed facades are equipped with floor-to-ceiling sliding doors facing the water and the central open green space.

The interior of the 200-700 m² office spaces is characterised by striking stone floors in combination with widely exposed concrete ceilings and an extraordinary lighting concept.
THE TERRACE is equipped with a high-performing brain serving its digital infrastructure and technical features which facilitate everyday work life and operating around the premises, such as: overall & open WI-FI structure, room operation systems, keyless entry, provider systems, facility network & energy monitoring, parking space management and vehicle identification, camera systems and e-gas stations.

THE TERRACE is an eight-floor office building characterized by cantilevered balconies and terraces located directly by the river Spree in the center of Berlin. All 14 units are facing the water and the open green courtyard. The ground floor, including its riverside and courtyard terrace areas, provides 170 m² space for gastronomic and 360 m² space for commercial or retail usage. The seven remaining floors are mostly divided into two office units offering 240 m² -430 m² spaces and 180-degree panoramic views.

For the construction pit at BERLIN RIVIERA with a 1,600 m² lot size, 6,000 m³ soil and 1,4 million m³ water had to be promoted in advance. 3,700 m² scaffolds with 700 tons of reinforcement and 260 round supports were set up. For pouring out the baseplate 900 m³ – or 125 mixers full of concrete were used.
Assembly of 2,700 m² glass facades and 1 km of railings for the external cladding, making THE TERRACE both robust and transparent to all sides.
Finishing up with textile acoustic elements on the ceilings, natural stone floors, the installation of glass cubes as meeting rooms and technical equipment, THE TERRACE receives its face, brain and heart.
A total amount of 5,150 m² space open for rental: 14 extraordinary office units distributed over 7 floors. 365 m² rental space on the ground floor – 177 m² for gastronomic use.
Constructing the outdoor area with an underground parking space for 71 vehicles and the turning bay. Setting up the outdoor lighting, concrete elements, path construction and green area that will create an outside oasis for communicating, work and leisure.

On Friday 30th October 2020, The Terrace celebrated a quite different version of a roofing ceremony. After 11 months the first construction stage has been completed. Seven floors are now based on a total of 245 round supports. Due to COVID-19 there was no official celebration. Instead ANH invited the construction workers and the planning and project teams to have free food and drinks at Schmucks’ BBQ & Soulfood Food Truck at the site.
The second construction phase now started with interior constructions and the external cladding involving no less than 2,700m² glass and 1 km of railings.
THE KNEE is part of BERLIN RIVIERA – one of three neighbouring buildings of THE TERRACE.

Asian Fine dining at BERLIN RIVIERA: After taking a break from service due to recent regulations, THE TERRACE’s neighbour, located at the KPM Hotel at Englische Straße 6, is back with lunch and dinner served from 11:30 am till 10:00 pm.

The construction site of BERLIN RIVIERA will be the backdrop for a dance performance by the collective Young Boy Dancing Group. Despite Berlin’s urgent need for housing, the city only granted a permit for new office buildings instead of allowing to convert the former industrial zone into a residential area.
Young Boy Dancing Group formed as a collective out of a Martha Graham summer workshop and has been working internationally with a changing cast since 2014. Their partly improvised, partly modularly structured performances sound out social conventions and heteronormative ideas of sexuality.
